Vacancy rate

The total amount of space available for lease expressed as a percentage of the total square metres of the property or portfolio. A measure of market strength/weakness or development/capacity potential.

Valuation

The process of estimating value at a point in time. See also External valuation

Valuation fees

Fees for periodic valuation services of the existing portfolio of properties.

Value added fund / Core plus fund

Value added funds take on higher risk. The higher risk is due to assets requiring refurbishment, active asset and leasing management, or development. Fund returns are driven by a combination of income and capital return, with targeted Total Returns (post tax and fees) at typically 2%-5% above Core fund returns. The permitted capital leverage ratio is between 30% and 70% of gross asset value (GAV).
